The South Fork East Community Development District (“District”) is an independent local unit of special-purpose government created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.

A Community Development District (CDD) provides the "solution" to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents.

CDDs represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.

Educational information for the community on Cold Weather Dormancy

Even in Florida plants do dormant usually the native to more temperate climates, but not as severs as in the northern states.  During this cooler time plant growth slows down and some trees and plants lose their leaves.  Bahia grass that is primarily around ponds will also do dormant and appear brown.  The grass will green-up again when the weather gets warmer again.

Terms:

Leaf Drop:  Many deciduous trees like crape myrtles, elms, and sweetgums will lose their leaves for winter.  Trees like Oaks and Magnolias will drop some leaves, but not all.

Slowed Growth:  Hormone changes triggered by cooler temperatures cause plants to enter into a rest period to conserve energy.

Varied Intensity: The degree of dormancy which varies across the state.  Plants in South Florida can experience only a mild state of dormancy due to the short chilling period.

Important Reminder: Reporting Trespassing in CDD Common Areas

Dear Homeowners,

We want to remind all residents to remain vigilant regarding unauthorized use of our CDD common areas, including ponds, fishing spots, and other amenities.

If you observe any individuals in these areas who do not belong to the community—or anyone using four-wheelers or any type of non-motorized transportation in violation of our rules—please contact the Hillsborough County Non-Emergency Line at (813) 247-8200.

When making the call, be sure to inform the officer that there is a No-Trespassing Order on file for our CDD property. This will assist law enforcement in appropriately addressing the situation and escorting any unauthorized individuals from the area.

Your help in reporting these activities is essential to maintaining the safety, cleanliness, and enjoyment of our shared spaces. Thank you for your cooperation.

Exciting News!

The Southfork East CDD Amenity Center—including the pool, playground, and basketball court—is undergoing a major resurfacing project to enhance the experience for all residents!

To complete these upgrades, the amenity center will be closed for a minimum of five weeks, with the timeline subject to change depending on weather conditions.
